
Access Statement for Keeper’s Cottage, Windrush
Introduction
Keeper’s Cottage is a stone built grade II listed Cotswold cottage located in a rural village setting. The cottage is situated on a narrow lane which runs through the village of Windrush, near Burford.
Pre-Arrival
Further information, enquiries, and bookings can be made via telephone, email, or letter. Guests are provided with directions to the cottage which can be made available in different font sizes or in dyslexia friendly font. There is a very limited bus service through the village (one per day) with the nearest stop being 50 metres from the cottage. The nearest mainline station is at Charlbury approximately 10 miles distant There are no public toilet facilities within the village The nearest taxi offices are approximately 6 miles away, detailed as under:

There is a pay phone which can accept incoming calls. High chair, travel cot (and bedding), and portable stair gate can be provided for babies. The cottage is a no smoking property and pets are not permitted.
Arrival & Car Parking Facilities
The cottage is situated in a raised garden which runs down to border a narrow country lane that runs through the village. As the lane is narrow we suggest that guests park either near the village green by the church (50 metres) or outside the old schoolhouse (50 metres). It is possible to park on the road outside the cottage to load and unload. There is a slope down to the cottage from the church and a slight incline up to the cottage from the old schoolhouse. There are five steps from the roadway to the front of the cottage. Alternatively there is a tarmac slope which runs up to the cottage from the schoolhouse direction. The cottage clearly displays the name “Keeper’s Cottage” on a slate sign to the right of the entrance door. There is a small step measuring 8 cm and a threshold measuring 5 cm. The entrance door is 90 cm wide.
Main Entrance & Hall
Guests are requested to telephone the Housekeepers one week prior to their arrival at the cottage to notify them of their time of arrival. The housekeepers will greet guests personally, explain all the facilities, and answer any questions that guests may have about the cottage or the local area. The front entrance door has a yale key and a chubb lock. The light switch is to the left hand side of the door. There is a lamp in the small hallway and a non slip mat at the door This area has a quarry tiled floor and measures 118 cm x 190 cm.
Downstairs Bedroom
To the right the hallway leads onto bedroom one. The door to this room measures 79 cm wide. The light switch is to the right hand side. There are two single beds, wardrobe, chest of drawers and a bedside cabinet. There is a lamp on the bedside cabinet and another on the chest of drawers. Bedding is cotton with non feather pillows and duvets. The width of the room is 364 cm and the length is 350 cm. The distance from bed to wall is 60 cm and 140 cm.
Reception Room
To the left the hall leads onto the reception room which is tiled with quarry tiles with various non-slip rugs. The door to the reception room measures 80 cm. The light switch is to the left hand side. This room is 436 cm in length and 480 cm wide. There is a log burner in this room, the outside of which can become very hot when used. There is a plasma tv with dvd player housed within a tv cabinet. There is a large three seater sofa and two arm chairs. The welsh dresser contains local information which may be of use during your stay along with a information booklet which has information about the cottage and use of appliances.
There is an understairs cupboard leading from this room which is 92 cm wide and 230 cm long and is entered via a door measuring 74 cm. The light for the under stair cupboard is on the wall half way down to the left hand side.
The reception room has a door measuring 79 cm which leads on to the kitchen diner.
The Kitchen Diner
The light switch for this room is on the right hand side and lights are able to be dimmed if necessary. In addition to the overhead lighting there is worktop lighting. The flooring is quarry tiles with a non slip rug. This room measures 240 cm wide and 540 cm long and has a fully fitted kitchen with ceramic hob and mid height oven and grill. There is an integrated dishwasher, fridge, freezer and washer/dryer. There is a Belfast sink, microwave, kettle and toaster.
The kitchen worksurfaces are 92 cm high and 60/70 cms deep. The height of the oven is 95 cm and grill is 124 cms. Crockery and glassware is provided in the high level units.
The room has a table and four dining chairs. There is a fire extinguisher in the cupboard and a fire blanket on the side of the high level unit adjacent to the window.
There is a door measuring 82 cm leading to the outside patio area. There are mats on both sides of the door. There are no steps but there is a small threshold of 40 cm. There is a supply of logs stored in the old dog kennel just outside the back door.
The patio is level and a concrete level path leads from the back of the house to the front via a small wooden gate which is 82 cm wide. There is wooden garden furniture on the patio.
The lawned area of the garden is accessed via three stone steps each measuring 18 cm high and 120 cm wide each, there is more garden furniture in the garden. At the bottom of the garden there is a log shed. The area immediately in front of this is laid with stones.

Uptairs
The staircase is accessed via a doorway (measuring 75 cm) from the reception room. There is one stair and three winder stairs then the staircase of nine steps turns immediately right. The stairs are 20 cm each in height. The light switch is to the right hand side of the door in the reception room. There is a handrail on one side of the staircase which is 78 cm high.
Landing Area
The staircase leads onto a landing area with window. The staircase and landing are carpeted in cream coloured wool carpet. The landing area measures 210 cm wide and 195 cm in length.
Bedroom One
Accessed from the landing, the door to this room measures 76 cm. The room measures 363 cm wide and 363 cm long. The room has a double iron bed with wardrobe, chest of drawers and bedside table. The lightswitch is to the right hand side of the door. The bedroom is carpeted in cream coloured wool carpet. There is a lamp to either side of the bed. Bedding is cotton with non feather pillows and duvets. The distance from one side of the bed to the wall is 114 cm and on the other side the distance from the side of the bed to the wall is 68 cm.
Bedroom Two
Accessed from the landing, the door to this room measures 76 cm. The room measures 275 cm wide and 445 cm long. The room has a double sleigh bed, wardrobe and chest of drawers. The light switch is to the right hand side of the door. The bedroom is carpeted in cream coloured wool carpet. There is a lamp on the dresser. Bedding is cotton with non-feather pillows and duvets.
Bathroom
Accessed via the landing area, the door to this room measures 76 cms. The room measures 196 cm wide and 340 cm long. The room has a roll top bath which measures 56 cm high, toilet measuring 40 cm high and and sink unit measuring 80 cm. There is an unused fireplace which is blocked. The lightswitch is to the left hand side of the door. The bathroom is carpeted in cream coloured wool carpet. There is no shower.
